Prestigious Coombe Estate Location

Coombe Estate is a private, tree-lined enclave in Kingston upon Thames, about 9 miles southwest of Central London. This stylish and secluded neighborhood borders the wide-open green spaces of Richmond Park and lies a short drive from Wimbledon Village and the Coombe Hill Golf Club.

Known for its substantial detached houses and gated estates, Coombe offers residents privacy and proximity to top schools, parks, and leisure facilities. Anna House is situated on Coombe Hill Road, surrounded by mature trees and neighboring multi-million-pound homes – an area where expectations for comfort and craftsmanship are exceptionally high.

Installing a new air conditioning system here meant our work had to be neat, quiet, and respectful of the upscale environment and tight estate regulations.

Modernist Luxury at Anna House

Anna House itself is a showcase of modern design and luxury amenities. Developed (and owned) by Q Developments and designed by Terry Pawson Architects, the home is a striking white cast-stone modernist residence with clean lines and expansive glass.

Set on beautifully landscaped gardens, the house integrates indoor and outdoor living with large glass facades and terraces. This award-winning home (part of a dual development recognized as a “Best Luxury House (UK)” winner) demanded an equally top-tier climate control solution.

The owners needed unobtrusive, whisper-quiet cooling that could maintain perfect comfort in bedrooms and living spaces year-round, without detracting from the carefully designed interiors. Q Developments, acting as the main contractor and client, entrusted Ernest Air Cooling to deliver a bespoke AC installation in Kingston that met these exacting standards.

Tailored Mitsubishi Air Conditioning Solution

To meet the home’s needs, we designed a high-end Mitsubishi Electric air conditioning system tailored for the property layout:

Mitsubishi Multi-Split System

We installed a multi-split condenser unit serving three of the secondary bedrooms. This single outdoor unit powers three wall-mounted indoor units, allowing individual temperature control in each bedroom without the need for multiple external units cluttering the roof. A multi-split was an ideal choice for efficient cooling across several rooms, minimizing outdoor equipment and maximizing energy efficiency.

Mitsubishi Single-Split Unit

The spacious master bedroom suite received its own dedicated single-split AC system (one outdoor condenser paired with one indoor unit). This ensures the master suite – often used at different hours than other rooms – can have independent, robust cooling capacity on demand. The Mitsubishi systems chosen are ultra-quiet and high-performance, in line with the home’s luxury status.

Discreet Indoor Units in Bulkheads

All indoor units were mounted high on the walls and integrated within acoustic-lined bespoke bulkheads or recesses. By crafting custom bulkhead boxes for each unit, we completely hid refrigerant pipework and wiring out of sight, preserving the clean interior design.

The bulkheads were lined with sound-dampening insulation to eliminate vibration or airflow noise. As a result, the units blend into each room’s décor and operate at near-silent sound levels – crucial for light sleepers in bedrooms and for maintaining peace in relaxation areas.

Smart Controls

Each unit is controlled via easy-to-use thermostats and a central controller, allowing the family to set comfortable temperatures in each zone. The system also offers scheduling and can integrate with the home’s automation for convenience.

By using Mitsubishi multi-split technology alongside a separate unit for the master suite, we provided a flexible solution that balances efficiency with personal comfort. Importantly for Coombe Estate, keeping the number of external condensers to two (total) helped maintain the home’s exterior aesthetics and minimized any noise impact outdoors.

Overcoming Installation Challenges

Every project comes with unique challenges – at Anna House, the primary hurdle was the building’s solid construction. The roof of the house is a 1-meter-thick reinforced concrete slab, part of the modernist architectural design.

Roof Penetrations

Running new refrigeration pipework from the indoor units to the roof-mounted condensers required core drilling through this extremely thick concrete. Our team employed specialist diamond drilling to create precise openings. We then sleeved and weather-sealed each roof penetration with raised PVC caps, ensuring they are fully watertight.

These raised weather caps prevent any rain ingress through the new openings, preserving the integrity of the roof. Despite the robust structure, we completed the penetrations without any damage to the roof membrane or interior finishes, thanks to careful planning and expertise in working with concrete.

Cable Management

Another challenge was routing the refrigerant lines and wiring externally across the flat roof in a tidy, protected manner. Rather than leave insulated pipes exposed (which would be unsightly and prone to weather or animal damage), we installed a galvanized cable tray system along the roof surface.

All external pipework and cables sit securely inside this tray, which keeps them organized and allows for easy maintenance access. The tray is anchored in a way that does not penetrate or harm the roof membrane, and it is set low so as not to be visible from ground level.

Roof Cleanup and Professional Finish

To further ensure a clean and professional result, we addressed some pre-existing roof conditions. The maintenance team had previously used loose concrete blocks as weights to secure external lighting cables on the roof. We carefully replaced those makeshift weights by integrating the lighting cables into our cable tray where possible and adding appropriate fixings.

Once our AC installation was complete, we cleaned the roof surface of moss, leaves, and dirt that had accumulated. The final result was a much cleaner roof area with all services properly supported or contained – reflecting the high standards of the home.

Ventilation System Service and Integration

In addition to the new air conditioning system, our scope included attending to the property’s existing ventilation and MVHR (Mechanical Ventilation with Heat Recovery) system. Anna House was originally equipped with a full-house MVHR for energy-efficient fresh air circulation.

As part of our project, we carried out a comprehensive inspection and service of the MVHR system:

  • All filters were checked and replaced
  • The heat exchanger unit was cleaned
  • Airflow rates were balanced to ensure optimal performance

Proper ventilation is the perfect complement to air conditioning in a tightly insulated modern home – the MVHR continuously brings in fresh, filtered air and expels stale air, all while recovering heat.

Our technicians synchronized the operation of the ventilation system with the AC where possible, so that both systems work in harmony. For example, when the AC is cooling, the MVHR can be set to summer bypass mode, helping to gently distribute cool air throughout the house without introducing hot outside air.

Commissioning, Handover and 12-Month Follow-Up

Once the installation and servicing were completed, our team performed a thorough final commissioning. Each indoor unit was test-run to check for proper cooling performance, fan operation, and condensate drainage. We calibrated thermostats and verified that the Mitsubishi condensers were operating within specifications – impressively quiet on the roof and delivering strong cooling to each room.

We walked the client (Q Developments and the homeowners) through the system controls, demonstrating how to adjust temperatures in each room and how to use any smart control features. User manuals and a maintenance log were provided as part of our handover package.

12-Month Service Visit

Ernest Air Cooling prides itself not only on the quality of our installation but also on our aftercare. We included a 12-month post-installation service visit as part of this project. One year later, at the scheduled follow-up, our engineers returned to service the AC system and ensure everything was performing optimally.

This visit found no issues – the Mitsubishi units were still running at peak efficiency, refrigerant levels were solid, and our initial installation work remained in excellent condition. We cleaned the indoor unit filters and did a preventative check on all electrical connections.

The client remarked that the system had been maintaining comfort through both summer heatwaves and cooler months without a hitch. This confirmation after 12 months speaks to the reliability of a professionally installed Mitsubishi system and the benefit of doing the job right the first time.
