Luxury AC Installation in Coombe Estate, Kingston
Mitsubishi Multi-Split System Design for Anna House, Kingston
Mitsubishi Multi-Split AC Installation at Anna House, Coombe Estate, Kingston
A High-End AC Solution for an Award-Winning Residence
Ernest Air Cooling recently completed a luxury Mitsubishi multi-split air conditioning installation at Anna House, a modernist home on Coombe Hill Road in Kingston’s exclusive Coombe Estate.
This bespoke project demanded precise planning and flawless execution to integrate climate control into a home celebrated for its architecture and discretion.
Prime Location: Coombe Estate in Kingston
Coombe Estate is a private, tree-lined enclave near Richmond Park, offering proximity to Wimbledon Village and Coombe Hill Golf Club.
Anna House sits on one of its most prestigious plots, shielded by mature trees and set well back from the road. The home’s quiet, high-design setting required an installation that was both subtle and technically advanced.
Anna House: An Architectural Landmark
Developed by Q Developments and designed by Terry Pawson Architects, Anna House is a 6,000 sq ft modernist home with white cast-stone construction and full-height glass.
It won “Best Luxury House (UK)” at the UK Property Awards. Features include:
- Seven bedrooms
- Indoor swimming pool and spa
- Cinema room
- Gym and sauna
- Expansive formal and informal living spaces
Our challenge: install a powerful AC system that would remain virtually invisible.
Custom Mitsubishi Multi-Split System Design
To accommodate the layout and preserve the home’s minimalist aesthetic, we designed a hybrid system:
Multi-Split AC for Secondary Bedrooms
One Mitsubishi condenser powers three wall-mounted units, delivering independent comfort control in each bedroom. This reduces external plant while maintaining high efficiency.
Dedicated Single-Split for Master Suite
The master bedroom has its own single-split system, providing robust, dedicated climate control without placing excess load on the main system.
Acoustic Bulkhead Integration
All indoor units are recessed into bespoke acoustic-lined bulkheads. This approach:
- Conceals all pipework and wiring
- Ensures whisper-quiet operation
- Preserves the clean, modern design
This installation mirrors our Strip Soho internal AC retrofit, where aesthetic integration was also key.

Roof Installation: Minimal, Clean, Engineered
Anna House features a 1-metre thick reinforced concrete roof. We used advanced techniques to deliver a seamless finish:
- Diamond-core drilling for precise pipe routing
- Raised weather caps to ensure waterproofing
- Galvanized cable trays to organize and protect services
- Non-penetrating fixings to preserve membranes
- Full debris removal and post-install clean-up
The result is a discreet rooftop plant layout that complements the building’s form.
Enhancing Whole-House Ventilation
The property features a whole-house MVHR system. As part of the project, we:
- Fully serviced the MVHR unit
- Balanced airflow across all zones
- Integrated MVHR operation with the AC system
- Improved seasonal efficiency and performance
This ensures optimal air quality, energy recovery, and silent, invisible ventilation.
Testing, Commissioning & Client Training
We tested every component to ensure full functionality:
- Calibrated each AC unit
- Balanced and verified performance
- Reviewed control systems with the client
- Provided documentation and 12-month aftercare
One-Year Follow-Up Results
The system passed inspection with no issues. Client feedback included:
- Consistently silent cooling
- Zero breakdowns or service calls
- Fully hidden installation details
This confirms the durability and high performance of the solution.

Frequently Asked Questions About Luxury AC Installation
What makes a multi-split system ideal for luxury homes?
Multi-split systems connect multiple indoor units to one outdoor condenser, reducing external plant while providing independent zone control. This approach minimizes visual impact while delivering precise comfort control throughout the property.

When installed with proper acoustic bulkheads and isolation techniques, modern Mitsubishi systems operate at under 19dB in living spaces—virtually silent. Our bespoke installation approach ensures whisper-quiet performance.
What roof work is required for luxury AC installation?
Professional installations require precise penetrations through roofing membranes, weatherproof cable management, and non-penetrating fixings where possible. We use diamond-core drilling and raised weather caps to ensure complete waterproofing.
How much does luxury AC installation cost?
Costs vary based on property size and complexity. For a high-end residence like Anna House with multiple zones and bespoke integration, expect £8,000–£15,000 including design, installation, and commissioning. Contact us for a detailed quote.
